HOW MANY HOMES ARE PLANNED AT MARAVILLA AT VISTA DEL SUR AND WHAT IS THE FLOOR COUNT?

Maravilla will offer 129 two-story tri-plex townhomes.


DO THE HOMES AT VISTA DEL SUR HAVE YARDS?

Each and every home at Maravilla has a private fenced yard for outdoor living.


WHAT ARE THE BEDROOM/BATH COUNTS, GARAGE DETAILS, AND HOME SIZES?

Maravilla Residence 1 - 3 Bedrooms/2.5 Baths/2-car Garage - 1,334 sq.ft.

Maravilla Residence 2 - 3 Bedrooms/2.5 Baths/Tech Center/2-car Garage - 1,505 sq.ft.

Maravilla Residence 3 - 3 Bedrooms/2.5 Baths/Flex Space/2-car Garage - 1,686 sq.ft.


WHAT ARE THE COMMUNITY AMENITIES AT VISTA DEL SUR?

The community ammenities include a recreation center with the community pool, spa, BBQ and seating areas, as well as play areas for a range of age groups.


HOW MUCH ARE THE HOMEOWNER ASSOCIATION DUES?

The association dues are anticipated to be $245 per month at build out, this covers maintainence of all common areas and community amenities. Dues also cover watering of common grounds and the Vista del Sur Association insurance policy.


WHAT IS THE TAX RATE FOR VISTA DEL SUR AND IS THERE MELLO-ROOS?

There is no Mello-Roos in Vista Del Sur. However, all homes in Vista del Sur are subject to a Special Assessment of approximately $1,870 annually (Same amount for all floorplans, both communities) in addition to the regular property taxes. Therefore, the total taxes (including this assessment) are estimated at 1.7%. Additional information is available from the County Tax Collector’s Office at: (877) 829-4732

Maravilla at Vista del Sur | Cornerstone Communities a New Homes Builder for San Diego

If you have already visited Vista del Sur and are giving serious consideration to buying a home, then you will need to join the Vista del Sur buyer list - which you can do by getting pre-qualified with our designated lender, Freedom Mortgage. If you do buy a home, you can use any lender you wish.

Steps to Purchase

STEP 1

Please make an appointment with a Vista del Sur Sales Agent. The agent will review the steps to purchase and give you a link to the Seller’s Designated Lender on-line application.

You will need to complete all the information in the application (for you and your spouse if purchasing together). If you are considering a purchase with someone other than your spouse, you will need to fill out two separate applications (one for each of you).

STEP 2

You will need to email the following documents to the designated lender:

• Official Bank statements for each account you have for the prior 2 months (all pages)

• Pay-stubs covering the prior 30 days

• Federal Tax Returns for the prior 2 years (including all schedules and attachments)

• W-2s from the prior 2 years  

• Loan Worksheet Questionaire (provided by sales agent)

• Buyer’s Certification and Authorization (provided by sales agent)

STEP 3

You will also need to complete the Buyer’s Profile Form and email it to the sales office. Upon receipt of all your documents the pre-qualification will commence and you will be kept updated on the progress. Should you have any questions please call us at (619) 482-6834.

Applications missing ANY of these documents in their entirety will NOT be reviewed.

Earnest money deposit is $10,000 if you have chosen to use your own lender or pay cash. It is discounted 50% to $5,000 if you have chosen to use our in-house lender.
