WHEN WILL ALTURA BE OPENING AND WHEN ARE FIRST MOVE-INS?
Altura at Pacific Ridge is scheduled to open August 2017. As with any new construction this date is
subject to change based on adjustments to the development process timeline. First phase release will
occur soon after opening and first move-ins will take place 5-6 months after the first phase release.
WHEN WILL PRICING FOR THIS COMMUNITY BE DETERMINED?
New home prices are set based on current market rates. Pricing for Altura will be determined at the time
homes become available to purchase. It is not possible to give an accurate price estimate prior to opening.
IS THERE A PRIORITY LIST FOR PURCHASING AT ALTURA?
There is no priority list for purchasing at Altura, please see the “Steps to Purchase” for further details.

WILL ALTURA BE A GATED COMMUNITY?
Yes, the entire Pacific Ridge Master Plan, which Altura is a part of, will be a secure gated community.
DO ALL THE HOMES AT ALTURA HAVE YARDS?
Each and every home at Altura will have a private fenced yard for outdoor living and entertaining.
WHAT ARE THE HOA DUES AT ALTURA?
The HOA dues at Altura are anticipated to be approximately $116/mo. at build out.

WHAT ARE THE COMMUNITY AMENITIES AT ALTURA?
The community ammenities for Altura at Pacific Ridge will include a recreation complex with the
community pool, spa, BBQs and a covered seating area. The community will also offer playgrounds,

If you are giving serious consideration to buying a home, then you will need to join the Altura buyer list - which you can do by getting pre-qualified with our designated lender, Freedom Mortgage. If you do buy a home, you can use any lender you wish.
Buyer list formation and pre-qualifications with Freedom Mortgage will start mid-July 2017
Please make an appointment with a Community Sales Agent once pre-qualifications start in July. The agent will review the steps to purchase and give you a link to the Seller’s Designated Lender on-line application.
You will need to complete all the information in the application (for you and your spouse if purchasing together). If you are considering a purchase with someone other than your spouse, you will need to fill out two separate applications (one for each of you).
You will need to email the following documents to the designated lender:
• Official Bank statements for each account you have for the prior 2 months (all pages)
• Pay-stubs covering the prior 30 days
• Federal Tax Returns for the prior 2 years (including all schedules and attachments)
• W-2s from the prior 2 years
• Loan Worksheet Questionaire (provided by sales agent)
• Buyer’s Certification and Authorization (provided by sales agent)
You will also need to complete the Buyer’s Profile Form and email it to the sales office. Upon receipt of all your documents the pre-qualification will commence and you will be kept updated on the progress.
Earnest money deposit is $10,000 if you have chosen to use your own lender or pay cash. It is discounted 50% to $5,000 if you have chosen to use our designated lender Freedom Mortgage.
