WHEN WILL BRISAS AT PACIFIC RIDGE BE OPENING AND WHEN ARE FIRST MOVE-INS?

The Brisas Grand Opening is planned for May 2017. First move-ins are projected to occur in June 2017. As with any new construction these dates are subject to change based on adjustments to the construction timeline.


IS THERE A PRIORITY LIST FOR PURCHASING A HOME?

There is no priority list for purchasing a home, please see the “Steps to Purchase” for further details. Also, please join our interest list and like our Facebook page so we can keep you updated on our progress.


HOW MANY HOMES ARE PLANNED AT BRISAS AT PACIFIC RIDGE AND WHAT IS THE FLOOR COUNT?

Brisas at Pacific Ridge will offer 117 two-story townhomes.


WILL BRISAS BE A GATED COMMUNITY?

Yes, the entire Pacific Ridge Master Plan, which Brisas is a part of, will be a secure gated community.


DO THE HOMES AT BRISAS HAVE YARDS?

Each and every home at Brisas has a private fenced yard for outdoor living and entertaining.


WHAT ARE THE BEDROOM/BATH COUNTS, GARAGE DETAILS, AND HOME SIZES?

Brisas Residence 1 - 3 Bedrooms/2.5 Baths/2-car Garage - 1,500 sq.ft.

Brisas Residence 2 - 3 Bedrooms/Loft/2.5 Baths/2-car Garage - 1,600 sq.ft.

WHAT ARE THE COMMUNITY AMENITIES AT THE PRESERVE?

The community ammenities will include a recreation complex with a pool, spa, BBQs and covered seating areas. The community will also offer playgrounds, a viewpoint seating area, and numerous walking paths.


WHAT ARE THE HOA DUES?

HOA dues are projected to be approximately $314 per month at build out.


WHAT ARE THE ANTICIPATED OVERALL PROPERTY TAXES AND ARE THERE MELLO-ROOS?

There are no mello-roos. The anticipated overall tax rate for homes at Pacific Ridge will be approximately 1.09% of the purchase price. The actual tax rate will vary depending on the sale price of the home and the square footage of the home.

Brisas at Pacific Ridge | Cornerstone Communities a New Homes Builder for San Diego

If you are giving serious consideration to buying a home, then you will need to join the Brisas buyer list - which you can do by getting pre-qualified with our designated lender, Freedom Mortgage. If you do buy a home, you can use any lender you wish.

Steps to Purchase

STEP 1

Please make an appointment with a Community Sales Agent. The agent will review the steps to purchase and give you a link to the Seller’s Designated Lender on-line application.

You will need to complete all the information in the application (for you and your spouse if purchasing together). If you are considering a purchase with someone other than your spouse, you will need to fill out two separate applications (one for each of you).

STEP 2

You will need to email the following documents to the designated lender:

• Official Bank statements for each account you have for the prior 2 months (all pages)

• Pay-stubs covering the prior 30 days

• Federal Tax Returns for the prior 2 years (including all schedules and attachments)

• W-2s from the prior 2 years  

• Loan Worksheet Questionaire (provided by sales agent)

• Buyer’s Certification and Authorization (provided by sales agent)

STEP 3

You will also need to complete the Buyer’s Profile Form and email it to the sales office. Upon receipt of all your documents the pre-qualification will commence and you will be kept updated on the progress.

PLEASE NOTE:

Earnest money deposit is $10,000 if you have chosen to use your own lender or pay cash. It is discounted 50% to $5,000 if you have chosen to use our designated lender Freedom Mortgage.
