Whether you’re tackling the staging on your own or with the help of your realtor, this information will help you know where to concentrate your efforts.
Focus on these five areas. Make sure to put your energy into these five key rooms: the living room, bedroom, bathroom, kitchen/dining room and a flex area – a room you can show being used as something other than a bedroom.
Take yourself out of the equation. This may be the hardest step, but it’s time to start storing away your personal touches from photos to memorabilia. To make this easier, just tell yourself you’re trying to get ahead of the packing!
Cut the clutter. Box up, throw away, donate and sell what is taking up a lot of your space. Another tough step for many, try to remember the items you’re storing will be seen again soon in a brand new home!
Clean and repair. Take an honest look around, especially in the five rooms described above, and ensure scratches, dents, stains, etc. are all taken care of before your first showing. You only get one chance to make a first impression, so you want it to be a good one!
Eliminate odors. Yes…odors from pets, kids, etc., need to be eliminated completely. This may mean replacing some items like rugs or furniture and investing heavily in air fresheners, but you want your home buyers to enjoy walking through your home…not trying to get out as quickly as possible!
